I slept in this morning and it was nice. That should be an every day
kind of thing.
The deadline for my offer was noon and I didn't hear from my realtor
all morning. And then noon came and went with nothing. It wasn't
until after one o'clock that I heard from my realtor with the counter
offer. Which wasn't really a counter. They agreed to go down $5,000
but they wouldn't submit a claim on the roof, saying I could have my
insurance look at it if I wanted, and they wouldn't pay closing. I
know they're losing money if you consider they're potentially selling
the place for the same price they bought it at eight years ago, but
that isn't my fault. I just don't get why they wouldn't fix things
that obviously need fixed. I would probably want to get away with
the same thing if I was selling but as a buyer it is a little
frustrating.
I pondered that all day while trying to also be productive. I
finished a personalized reading list and got ready for my class
tonight. That was about it. It was really hard to stay focused.
Despite my distraction, my class tonight went really well. Three
people signed up and they all came, which was unexpected. They also
didn't show up a half hour early like some of the people in the first
class. That was good because it gave me time to set some things up
with the house. I liked the small group better than the large group.
They were able to ask a bunch of questions and I was able to answer
them, which broke things up and it wasn't me just rambling on up at
the front. They were also really enthusiastic about the whole class
and excited about being able to do all of this at home. That was
pretty cool.
During my dinner break I had texted my dad and asked if he knew
anyone that could check out the roof on the house I'm looking at and
he said my step-cousin would be a good person to contact. So I did
that before my class started. He wanted to run over tonight before
it got dark out but he only had a small window before he had to pick
up his daughter and I didn't hear back from my realtor so I told him
not to worry about it. Then he said he could stop by tomorrow
morning at eight o'clock before he left town. I had plans to meet my
realtor tomorrow morning to talk about the offer because I only have
until noon and I go to work at nine o'clock. I said that would be
great and texted my realtor to see if we could meet at the house
instead of his office. He had a thing going on tonight so didn't get
back to me but I'm going to assume it works for him.
When I got home from work I talked to my mom about it and I think I'm
going to accept the offer, despite the seller kind of coming across
as a dick. I'm sure they would say the same about me asking for
$5,000 off the asking price along with other stuff. On the top end,
if I have to replace the roof, along with the door and the siding, it
would probably be around $10,000. That is a lot but if you put it on
the price of the house, it still comes in less than some of the
places we looked at and it is a much better place. It is costing me
that much more up front, which sucks, but I'm also getting the house
for less, which means my monthly payments will be slightly smaller,
which is something, I guess. There is also the chance that my
step-cousin will look at the roof and say it only needs to be patched
up in a few places, despite the vague statements by the inspector and
roof company, which would be considerably cheaper than replacing a
whole roof, which shouldn't need to be replaced for another ten years
at least. That would be great news. We'll see in the morning.
I need to go to bed now. It will be another night with six hour's of
sleep. Hooray. And tomorrow is going to be a long day. I may or
may not agree to buy a house. Either way, it's going to be
stressful. And then I have to pretend to be productive at work.
